Job Title : Assistant Manager – Business Development ( Bank Property Auctioning)Reporting to : CEO / COOLocation : Mumbai / Kolkata / New Delhi / Jaipur / Indore
Job Summary :We are seeking a motivated
Assistant Manager – Business Development
to drive the
bank mortgaged property auctioning
and
acquisition process . In this role, you will represent the organization in auctions, working to acquire
value for money properties
at optimal terms. You will also lead the
due-diligence
process and assist in
monetizing
acquired properties through
leasing ,
rentals , and related activities.In addition to auction-related responsibilities, you will work closely with various stakeholders and
liaison
with government offices, ensuring
regulatory
and
legal compliance
throughout the acquisition process. This role also includes overseeing
day-to-day office administration
tasks.
Key Responsibilities :Auction Participation & Property Acquisition
:Engage actively
in
bank mortgaged property auctions , representing the organization to secure properties at favorable prices and terms.Conduct field studies
to evaluate property value, ensuring all
legal
and
commercial due-diligence
is carried out thoroughly.Submit letters of intent
and required
earnest money deposits
for selected properties.Oversee the entire
acquisition process
until all necessary documents, including
registration
and
name transfers , are completed.
Market Mapping & Stakeholder Engagement:Develop and enhance market mapping systems
to identify valuable properties for acquisition.Build strong relationships with external stakeholders, such as
bankers ,
lawyers ,
surveyors , and
due-diligence experts , to stay informed on
market trends , competition, and opportunities for
asset monetization .
Government Liaison:Coordinate with government offices
for project approvals and
clearances .Liaise with
district and state administrations
regarding land matters, ensuring smooth workflows.
Monetization of Acquired Properties
:Work with local agencies to
lease
or
rent
acquired properties at favorable rates and terms.Stay updated on
real estate market trends , including
government guideline values ,
pricing trends , and
registration procedures .
Compliance & Documentation
:Ensure strict adherence to
statutory, regulatory, and legal compliance
during all stages of acquisition and monetization. Maintain a robust
documentation system
(both digital and physical) to ensure compliance for audits.
Office Administration
:Oversee
day-to-day office administration , ensuring smooth coordination and management of tasks.
Travel Requirements
:Frequent travel is required to meet stakeholders, visit sites, and participate in auctions.
Required Experience & Qualifications
:Minimum 8 years of experience
in
real estate , particularly in
property acquisition ,
bank property auctions , and
liaisoning
with government offices.Experience in
tier 2++ markets
and
rural industry
is highly preferred.Bachelor’s degree
in any discipline.
Skills & Abilities
:Excellent
communication
and
interpersonal skills
for building strong relationships with stakeholders.Ability to work across multiple teams and manage
cross-functional collaborations .Proficiency in
real estate financial analysis
and property valuation tools.Strong
planning ,
coordination , and
documentation management
